From 1 June 2019, the only payments that landlords or letting agents can charge to tenants in relation to new contracts are:
- Rent (租金)
- A refundable tenancy deposit capped at no more than 5 weeks’ rent where the total annual rent is less than £50,000, or 6 weeks’ rent where the total annual rent is £50,000 or above (按金 年租唔超過£50,000唔可以超過5個星期既租金 年租超過£50,000 唔可以超過6個星期既租金 按金係會受DPS 監管 即係個業主唔可以亂咁扣你deposit 由第3方去監管)
- A refundable holding deposit (to reserve a property) capped at no more than 1 week’s rent (Hold Unit 既費用唔可以超過一星期既租金 一定要係可退回既holding deposit)
- Payments associated with early termination of the tenancy, when requested by the tenant
payments capped at £50 (or reasonably incurred costs, if higher) for the variation, assignment or novation of a tenancy (如果租客提前結束租約 最多只可以收取£50 費用 合理額外收牘除外)
- Payments in respect of utilities, communication services, TV licence and Council Tax (有關電視收費 Council Tax 溝通服務 (唔知咩黎) 同埋水電煤)
- A default fee for late payment of rent and replacement of a lost key/security device giving access to the housing, where required under a tenancy agreement (一個預設左如果你唔見左匙 遲交租 等等 既收費)

因為好多巴絲既要求 今次我試下講多D租樓上既野 原因係買英國物業自住 如果隔山買牛既話 有機會自己唔喜歡個個城市 但又買左層樓唔知點算好 又或者因為mortgage問題 想定落黎 做好Credit score 同揾到長工先去買樓 都會去租一個單位住住先

每一個城市都有佢危險既區域 比如話 Manchester 既Curry Miles 我自己係唔會去個邊住 做多少少research等自己有個心理準備係面對緊一個點既Area
如果資金有限既話 可能要去啲生活費冇咁貴既城市 比如話Leicester物價會比較平 London物價高 等等 上網都好多人會介紹物價既野
2) 點樣人未到先睇盤?
全英國最大既網上租賣盤網站有兩個 (主要係做single let/獨立flat)

如果budget有限 未必想用咁多錢自己住一個apartment/house既話有咩方法?

Spare Room 主流都係landlord本身自己放租出黎 出租一間房 又或者係本身租住緊一個單位/屋 有spare 房想出租既Flat mate用既
- Facebook Group (另類方法去揾房住 但係都要小心)
主要都係同spareroom 一樣道理 但係個審查冇spareroom咁嚴 好多都係私人租房
3) 租樓既流程係點樣?
其實同香港租樓大同少異
係網上面見到個岩自已心水既盤 就contact個agent 問佢關於呢個盤既資料 比如係
幾時可以起租 呢個好重要?
呢個盤既council tax band係咩?
水電煤點計?
租金包唔包水電?
如果唔係EPC rating係幾多? (EPC rating可以大約知到要比幾多電費水費)
上網有邊間可以做supplier? 幾錢左右? 等等
注意: Council Tax 係要租客自己比既 有D landlord 佢地私讓唔報比council知既話可能唔洗比 要睇佢地點做
