10%點達到,我已經講左,亦有人同意左呢個方法係work. 但10% 9% 定8%....你仲係覺得係重要?everything is on a relative basis. I am saying , 1.2m initial capital for owning a property, if you can gain 10% annual growth , you can beat the property price rising 4.85% annually in 30years. This case there is no p-loan involved at all.
Why I keep saying 10% isn’t the emphasis... because property price movement is also not sth guaranteed . Then why bother? As long as you have a way /assumption/calculation to justify your actions, that’s fine. 10years ago, if you had money, go ahead and buy it. How abt number, followed by the social events/risk, is it worth buying now? This is the thing I want to discuss . Nevermind... tired of replying this. If you read everything I said, I proved , I explained , but most of you who asked /challenged me, have you read everything mentioned above? Regardless of your decision, Good luck. I am just saying I am not optimistic, 10 years ago when I was in uni I was very positive abt the property market, but I wasn’t born at the right time, I couldn’t afford it. Now? Let’s observe together

頂得大 樓主咪可以 年年aim 10%
但有d人 承受唔起 咪買樓 低風險 博下槓桿 賺一筆
零操作咁去 等塊地/層樓 價值膨脹
長期咁睇 可能跑唔贏 投資 但係永世都緊貼到社會個 大步伐
不過 我認為計埋其他方面, 首置+自住 係唔會輸
